What are the standard lease terms? 

We offer flexible long-term leases, typically starting at 12 months. This ensures a stable and consistent community for all our residents.

When is the earliest move in date? 

We're currently painting and doing some minor repairs.  The property will be available June 1st, 2026.  An earlier move in date might be possible. Please contact us to discuss.  

What is the monthly rent? 

The rent is 40,000 baht (Approx. $1,275 USD | £950 GBP | €1,100 EUR) which includes all community fees and access to all amenities.

Are utilities included or extra? 

To ensure you only pay for what you use, water and electricity and billed separately. The meters are read every month and the bill will be left in your mailbox.

What is the required deposit for the townhome?

To secure your residence, we require a 3-month deposit structure:

1. First Month’s Rent: Paid in advance.

2. Last Month’s Rent: Held to cover your final month of the lease.

3. Security Deposit: A refundable deposit held throughout your stay.

How does the security deposit refund work?

Your security deposit is fully refundable at the end of the lease term. The total amount will be returned to you, minus any deductions for outstanding utility expenses or repairs beyond standard wear and tear.

Is the community pet-friendly?

Yes, we welcome responsible pet owners. To maintain the comfort of all residents, we ask that pets be registered during the application process and kept on a leash within the common areas and gardens.

What is the smoking policy?

To ensure a healthy and fresh environment for all residents, the townhome interior is strictly smoke-free.  Designated outdoor smoking areas are available within the community grounds.

Are the amenities included in the rent?

Yes, residents enjoy complimentary and exclusive access to the fitness centre, swimming pool, and games room. These facilities are maintained to the highest standards and are for the private use of our community members and their guests.

Does the home come with a security system? 

Yes, the property is equipped with high-definition security cameras covering key entry points. These are integrated into the home's smart system to provide you with 24/7 peace of mind. To ensure your total privacy, the camera system is designed to be tied to the resident’s private Wi-Fi network. Upon moving in and setting up your internet service, you will be able to sync the cameras to your own devices. This ensures that only you and your authorized guests have access to the live feeds and recordings.

Is it my responsibility to set up the Wi-Fi?

Yes. To maintain a secure and private digital environment, residents are responsible for their own high-speed internet subscription.  Once your Wi-Fi is active, we can provide a quick guide on how to link the existing camera hardware to your personal account.   

Does the home include a washer and dryer?

The townhome includes a quality in-unit washing machine. While dedicated tumble dryers are less common in Thailand due to the tropical climate and fast natural drying times, our homes feature private, sun-drenched outdoor areas perfect for air-drying clothes quickly and naturally.

What if I need professional drying or heavy-duty laundry?

The community is known for its incredible convenience. Within a 5-minute walk, you will find several modern, coin-operated laundromats with high-speed dryers. Additionally, many residents utilises local "Wash & Fold" services nearby, which offer professional cleaning, drying, and ironing at very affordable rates with next-day delivery.

Is there dedicated parking at the residence?

Yes. The home includes a private, covered parking area with room for two vehicles. The gated community setting adds an extra layer of security for your cars.

Does the property support electric vehicles (EVs)?

Absolutely. We have a pre-installed level 2 EV charging station in the private parking area. This dedicated charging point is ready for use, allowing you to charge your electric vehicle efficiently and safely at home.

How do I manage the EV charger?

Just like the security cameras, the EV charger is integrated with your home wifi. Once set up, the charger is controlled and monitored through a smart phone app.
